Dammam is the capital of the Eastern Province and the hub of Saudi Arabia's oil and heavy-industry economy — home to Saudi Aramco's headquarters in nearby Dhahran and one of the country's fastest-growing metropolitan areas. Dammam sits on the Gulf coast, which gives it a genuinely different profile from Riyadh's interior dry heat — average daily highs around 43°C in July, a peak close to Riyadh's in number but not dry like Riyadh's: it carries the Gulf's characteristic humidity. Winters are markedly cooler and drier, with January lows around 11°C, and the day-to-night swing runs close to 13°C through summer. For a finishing or facade programme on the coast, that combination of heat and Gulf humidity — not the headline temperature alone — is what drives real material and sequencing decisions.

Regulatory & market context

Coastal sabkha — flat, salt-crusted ground formed near sea level along the Gulf coast — is a documented feature of the Eastern Province shoreline, the Saudi Geological Survey's own classification confirms. Sabkha soil is well known in geotechnical practice for low bearing capacity and a shallow water table, which is exactly why foundation design on the coast starts with a genuine site investigation rather than a generic spec — ground treatment or a deeper foundation system where the soil actually calls for it, not assumed adequate because it worked on the last site inland. It's a site condition our structural works and supervision capability is built to identify early, not discover mid-pour.

Dammam's own growth adds another real, checkable data point: the SAR 98 billion (~$26bn) "New Dammam" waterfront development, launched on 32 million sqm of reclaimed land east of the existing city, master-planned for over 15,000 housing plots, 5,200 investment plots and 1,400 commercial plots — a scale of upcoming build that says something about the pace of finishing and fit-out demand the city is heading toward. Alongside it, King Abdulaziz Port — the largest port on the Persian Gulf, with direct rail to Riyadh's dry port — is mid-expansion, including a new integrated logistics zone that broke ground in November 2025. Industrial and logistics-adjacent buildings are a real, growing category of Eastern Province work, not just malls and offices.
