About Ashlaar

What does Ashlaar specialize in?

We are a finishing and fit-out specialist contractor — architectural finishes, granite and marble cladding, MEP, structural works and supervision — for government and commercial projects across Saudi Arabia.

Does Ashlaar work on projects near Al-Balad, Jeddah's historic district?

We haven't published a named project from inside Al-Balad itself, but operating in a city with a conservation-sensitive historic core alongside fast modern development means being comfortable moving between the two — our government and commercial project record across the rest of Jeddah reflects the same care for finishing to a precise standard that heritage-adjacent work demands.

We execute structural work to a project's engineering drawings — formwork, reinforcement, steel fabrication and erection; design development is coordinated with the client's structural consultant where one is appointed.

Why should we choose you over a lower quote from another contractor?

We won't tell you a lower quote is automatically wrong — but our own buyer's guide flags exactly what a dramatically lower price usually means: a corner cut somewhere hard to inspect after handover. Ask any contractor, including us, the same scope, classification and paperwork questions before deciding.

Process & programme

Do you work as a subcontractor to main contractors?

Yes. We deliver finishing scopes for main contractors such as Hadeem Contracting and Consultancy Group, as well as directly for project owners.

How do I request a quote?

Share your scope and timeline through our contact form, WhatsApp or phone, and our technical team will respond within one business day.

How is architectural finishing sequenced with other trades on site?

Plaster and screeding come first, partitions and ceilings close in the order MEP needs to run cleanly behind them, and painting and fixed joinery come last so nothing gets marked before handover — the same sequence on every project regardless of scale.

Do you supply materials or do we specify them?

Either — we can work to a specified material schedule from your design team, or advise on options during the material-selection stage before submittals go in.

How do you sequence external works so pool, hardscape and cladding trades don't conflict with each other?

Where a project includes more than one of these elements, they're planned and sequenced together from the start — hardscaping around a pool or fountain, cladding coordinated with roof treatment on the same elevation — rather than run as separate trades working around each other.

Do external works get the same inspection standard as interior finishing?

Yes — our support-engineering team inspects each wet-critical or structurally-fixed element (roof membranes, pool shells, cladding fixings) before it's covered or signed off, the same discipline applied across every Ashlaar scope.

Is MEP work tested before it's closed behind a finish?

Yes — every electrical circuit is tested and every plumbing line pressure-tested before it's chased into a wall or covered by a ceiling, the same discipline applied to all four trades.

How is MEP sequenced with the rest of the finishing programme?

First-fix — containment, conduit and rough-in — happens while walls and ceilings are still open, coordinated with plaster, ceiling and flooring trades; second-fix devices, fixtures and connections go in once those finishes are ready, and everything is tested before final sign-off.

Why does Ashlaar self-perform structural work instead of subcontracting it?

Because it's the one trade where a supervision gap is hardest to correct after the fact — a poured column or an erected frame doesn't get fixed later, so the same engineers who inspect the reinforcement and connections stay accountable for the finished element.

Is structural work inspected before the next trade closes over it?

Yes — reinforcement is checked before the pour, formwork before it's struck, and bolted or welded steel connections before cladding, roofing or any finish closes over them, at every stage rather than only at final handover.

Does Ashlaar handle the Balady building-permit process?

We're appointed as the building contractor once a project's design has cleared Balady's review and received its design-approval certificate. From there, our technical services department manages submittals, technical queries and coordination with your design office and Balady inspectors through construction — rather than owning the original permit application itself, which stays with your appointed engineering office.

It can — coastal sabkha is documented along the Eastern Province shoreline and is known in geotechnical practice for low bearing capacity and a shallow water table, so foundation design there starts with a genuine site investigation rather than a spec carried over from an inland project.

Where do you operate?

Across the Kingdom. We have delivered projects in Jeddah, Riyadh, Dammam, Al Ahsa, Al Kharj, Huraymila and Muzahmia, among others.

How does Jeddah's humidity affect a finishing or facade programme?

More than the temperature does. Average humidity of around 65% (spiking above 85% in summer) drives real corrosion risk in reinforcement and metalwork and stresses concrete and coatings — which is exactly why we treat waterproofing, mechanical cladding fixings and corrosion-resistant detailing as standard on every Jeddah project, not optional upgrades.

How does Riyadh's climate affect a construction programme?

Less than you'd expect from the peak heat alone — the bigger factor is the daily swing between a hot day and a much cooler night, typically 11–13°C year-round. We specify for that swing in concrete joints, cladding fixings and expansion detailing on every Riyadh project, not just for the average temperature.

Is Dammam growing fast enough to justify a finishing contractor scaling up there?

The scale of committed development says so — the New Dammam waterfront project alone is a SAR 98 billion, 32 million sqm master-planned development with over 22,000 plots, on top of an already-expanding port and logistics sector.

It can — the oasis has carried UNESCO World Heritage status since 2018, and heritage-designated land generally carries planning and design-review requirements beyond a standard site; the exact controls depend on the specific parcel and its location relative to the protected area, which our technical team confirms case by case rather than assuming a blanket rule.

Yes — Al Ahsa is inland and runs a drier, more extreme desert profile (summer highs near 45°C, a wider day-night swing) than Gulf-coast Dammam, closer in character to Riyadh's interior heat, and exterior specification follows the actual site climate rather than a single Eastern Province default.

Are you a registered, compliant company?

Ashlaar has operated in the Kingdom since 2000. We're not publishing registration numbers on the site at this stage — if that's something you need confirmed for your project, ask us directly and we'll tell you plainly what we can and can't provide.

Does Ashlaar comply with Riyadh's dust-control regulations on site?

Yes — Riyadh's dust-control rules apply to any project of 2,000 sqm or larger, with fines of up to SAR 50,000 per violation. Our external and facade works and site-safety supervision teams plan dust suppression, covered truck loads and site watering into the programme from the start, not as a reaction once an inspector flags a problem.
